So whether by email, phone, or carrier pigeon, staying in contact with your tenants makes everything else with managing your rental unit easier. Here are 7 communication tips from the leader in Salt Lake City Property Management.

 

 

Take the emotion out of it-

Whether you have great residents or more challenging tenants, you need to see the owner-tenant relationship as a business venture. Treat the residents professionally, and don’t get attached or too personal. Communication should  be honest and clear. And while you can go the extra mile to remember birthdays and anniversaries and major milestones in their lives which goes a very long way professional personal tenant communication can make the difference between a good experience and an excellent experience! Email, call, mail—it doesn’t matter, just make sure you’re staying in communication. The idea of “nail and mail” has been around for a long time for good reason—it works; especially with legal issues or financial matters. It’s best to give your tenants hard copies of official paperwork and documents. Word of mouth and cyberspace aren’t always the best documentation options for official communications.

 

Use a Certificate of Mailing for really important notices and legal notices

Many property management Salt Lake City firms send every piece of mail that goes out to the client with a certificate of mailing. That way, they can have proof that the notices went out with a certificate seal from the USPS. Be sure to check your local and state laws – sending mail certified is typically not allowed for Pay or Quit notices or 72 Hour Eviction notices! Either way, a record is kept, and you can prove what has or hasn’t been done.
