Is it an emergency?
A maintenance emergency is a condition that causes injury, threatens your health, or causes serious damage to the home. Everything else goes through a request in the tenant portal.
Emergency: call 385-799-6944
- Water leaking that you can’t stop
- A gas leak or gas smell
- Fire or smoke damage
- No heat
- You’re locked out of your home
Fire or gas smell: get out and call 911 first, then call us.
For a serious water leak, shut off the main water valve to the home first, then call.
Not an emergency: request it in the portal
- Heating or A/C stopped working (not a total loss of heat)
- An appliance isn’t working as expected
- Plumbing problems
- Water heater issues
- Garage door or door issues
- Electrical issues
Add photos when you submit. They help us send the right vendor the first time. Prefer the phone? The maintenance line takes routine requests too.
| Problem | Try this first |
|---|---|
| Smoke detector won’t sound when tested | Test it weekly and replace the battery as needed. If it still fails, tell maintenance. |
| Smoke detector chirps on and off | Replace the battery. |
| No power to outlets or switches | Check the breaker panel or fuse box and reset. |
| Garbage disposal won’t run | Press the reset button on the disposal, or turn it with an Allen wrench. |
| No hot water | Check the water heater thermostat and the breaker. If you smell gas, don’t relight the pilot. Leave and call. |
| Hot water too hot | Turn down the thermostat on the tank. |
| Faucet or toilet leaking | Close the shutoff valve under the sink or behind the toilet, then submit a request. |
| Toilet clogged | Try a plunger. If it stays clogged, submit a request. |
| Sink clogged | Clear hair from the drain. |
| Furnace not running | Check the thermostat, the furnace cover, and the breaker. If you smell gas, don’t relight the pilot. Leave and call. |
| Dishwasher won’t drain | Clear food from the bottom and clean the float. Rinse dishes first, and use a rinse aid once a month to limit hard-water buildup. |
| Refrigerator too warm or too cold | Check the thermostat setting and clean the front and back grilles. |
Logging in and paying rent
First time logging in
Every resident who signs a lease with us gets a secure tenant portal account. To set it up, open the tenant portal and follow the prompts, using the email address you gave us during leasing and the address of your rental home. Your login details arrive by email. If they don’t, contact our office and we’ll get you connected.
In the portal you can:
- Pay rent and see your balance
- Request repairs and maintenance
- Give notice to vacate
- Apply for another rental home
- Find your lease, forms, and checklists
- Message the Real Property Management Salt Lake City team
Ways to pay rent
Paying online is the fastest and most secure way to pay, and it saves a trip to the office with a check.
- One-time payment: log in and pay the balance due.
- Recurring payment: set up an automatic payment each month so rent is never late.
- Payment history: every payment is recorded in the portal, which helps when you apply for your next home or a mortgage.
Rent is due on the date in your lease. Utah law caps a late fee at 10% of the rent or $75, whichever is greater, and your lease sets the actual amount.
Resident Benefits Package
Residents of Real Property Management Salt Lake City homes get the added value and protection of the Resident Benefits Package.
Welcome Gift
A welcome gift from our team when you move in.
24/7 Maintenance Hotline
Call 800-568-7850 day or night, weekends and holidays included, for any maintenance reason. We coordinate the repair and oversee each step.
Utility Concierge
Once you sign the lease, Utility Concierge calls to help you set up utilities. Usually it takes one phone call.
On-Time Payment Credit Reporting
On-time rent payments are reported to Experian RentBureau, so paying rent helps build your credit. Most do-it-yourself landlords and apartment complexes don’t offer this.
Renter’s Liability Insurance
Buy the required renter’s liability coverage through the tenant portal. It covers damage to the landlord’s property from fire, smoke, explosion, sewer or drain backup, water damage, and falling objects. You can add coverage for your own belongings there too.
Periodic Property Safety Check
Periodic complimentary inspections and safety checks to catch repair or safety concerns early.
Real Property Management Salt Lake City is not a licensed insurance broker. Refer to the insurance policy for coverage details.
Utah renter rules
The Utah Fit Premises Act and the state’s renter deposit law set baseline rules for every Utah rental, including the homes we manage.
Repair deadlines in the Fit Premises Act
- 24 hrsA dangerous condition: a substantial risk of imminent loss of life or significant physical harm. Notice can be given any reasonable way, including by phone.
- 3 daysA habitability problem: electrical, plumbing, heat, hot and cold water, or air conditioning the home has
- 10 daysAnything else the lease requires
Each period is the time to take substantial action toward a fix, counted from the notice the Act describes. Renter remedies apply only to a renter meeting every duty in 57-22-5.
Utah Code 57-22-6
Deposit return
Within 30 days after you move out and hand back the home, the balance of your deposit and any prepaid rent is sent to your last known address, or electronically if you gave us a way to do that. Any deduction comes with a written itemization.
A deposit can cover unpaid rent, damage beyond reasonable wear and tear, cleaning, and other costs the lease provides for. Leave a forwarding address so it reaches you.
Utah Code 57-17-3
Entry notice
Unless the lease says otherwise, you get at least 24 hours’ notice before anyone enters the home.
Renters can’t unreasonably refuse entry for repairs, so we’ll schedule with you when work needs to be done.
Utah Code 57-22-4(2), 57-22-5(2)
Move-in condition record
Before a lease starts, Utah law calls for one of three things: a written inventory of the home’s condition, a condition form you complete and return within a reasonable time after moving in, or a walkthrough inspection.
Take dated photos too. They’re the best record when the deposit is settled.
Utah Code 57-22-4(6)
Fees in the lease
A late fee can’t exceed 10% of the rent or $75, whichever is greater. Other fees must be in the lease. On a month-to-month lease, a new fee needs 15 days’ notice.
Utah Code 57-22-4(5)
Renter duties
Keep the home clean and safe, use its systems reasonably, stay current on payments, follow the lease, and don’t add occupants beyond the lease without written permission.
Utah Code 57-22-5
A general summary of Utah law as of October 2026, not legal advice. Your lease and your situation may add details. Read the statutes at le.utah.gov.
Moving in and out
Treat the home as if it were your own and be respectful of your neighbors. Good care of the home also means a faster deposit return when you move out.
Before you move in
- Set up electricity, water, gas, and trash in your name
- Review your lease and any HOA rules we send you
- Log in to the tenant portal and set up rent payments
Your lease lists your full responsibilities. In general:
Resident handles
- Keep the home clean and orderly, inside and out
- Lawn care, light trimming and weeding, sidewalks (including snow removal), exterior bulbs, and window cleaning
- Pest control
- Minor and seasonal upkeep: light bulbs, furnace and refrigerator water filters, detector batteries, water softener and purification systems, clean vents
- Follow local, state, and HOA rules
Owner and manager handle
- A clean, safe home that’s ready for move-in
- Re-keyed exterior doors
- Required detectors that meet state and federal law
- A copy of any HOA rules that apply

Many of our homes allow pets. The owner’s preferences and insurance decide the type, number, and size allowed. To find one, search our rentals and filter for Pets Allowed, and Fenced Yard if you need it.
Most homes can’t allow Dobermans, Rottweilers, Chows, or Pit Bulls because property liability policies won’t cover them, and we ask pet owners to carry their own pet liability insurance. Ask about the pet policy for the home you want.
An assistance animal isn’t a pet, and requests are handled as a reasonable accommodation. Pet fees, pet deposits, and breed or size limits don’t apply to an approved assistance animal, and the resident remains responsible for any damage.
Licensing, leash, and barking rules come from your city. Salt Lake City pet ordinances.
Give notice as your lease requires, in writing or through the tenant portal. We provide checklists to make the move smoother.
Ask for a pre-move-out walkthrough about 60 days before you leave. We walk the home together and agree on any repairs, which leaves time to make them and gives you the best chance at a full deposit return.
We inspect only after all of your belongings are out and the home is fully cleaned. You’re considered to be living in the home until every key and garage remote is back at our office, and you can’t re-enter once they’re returned.
Review the security deposit section of your lease before you move. It explains how refunds work and any charges that may apply, and the refund goes to the forwarding address you give us.
Leaving before the lease ends? You remain responsible for rent under the lease, and we work to lease the home to a new resident.
If you’ve paid on time and cared for the home, we’ll provide your payment history and a letter of recommendation for your next rental or home purchase.
Looking for a home to rent?
Apply online
- Browse the homes available now
- Open the home you want and click Apply Online
- Complete the online rental application
- Pay the application fee to submit it
Homes are leased to qualified applicants, so apply as soon as you find the one you want. Contact our office with questions about a specific home.
The screening criteria are disclosed in writing before you pay an application fee, as Utah law requires. They typically cover credit, income and employment, rental history, and criminal history.
Repairs to the home and its systems are handled by Real Property Management and the owner, unless the damage came from the resident, their household, guests, or pets. Routine upkeep such as filters, bulbs, and detector batteries is the resident’s, as the lease sets out.
Renter’s liability coverage is required, and you can buy it through the tenant portal. Coverage for your own belongings is optional and recommended.
